Founded in 2014, Rokform commenced its journey by partnering with accomplished developers in Bristol.
An early milestone included successfully delivering 10 apartments in the city centre, with a Gross Development Value (GDV) of £2.45 million.
Since then, we have consistently executed numerous projects, both independently and through strategic joint ventures. After using bridging to leverage our assets to scale up, we realised that there was a requirement for a lender that truly understands property and can make fast, common sense decisions to support growth.

OUR MANAGING DIRECTOR
Jon O'Malley
Jon O’Malley the Managing Director of Rokform Group started his career in property in 2003, purchasing a maisonette as an investment, this led to a purchase of a house requiring a full back-to-brick refurb with a new single-story extension, followed by numerous flips over the following years.
In 2014 Rokform was established through collaboration with highly successful and experienced Developers, which led to multi-unit developments including a conversion of vacant office space above commercial in Bristol City Centre into 10 apartments which we sold in 2015 with a GDV of £2.45m.
Over the following years, we continued our focus on Joint Ventures with likeminded professionals who shared our vision for finding opportunities where we could add value. We primarily focus on Commercial to Residential conversions which formed a big part of the success of the Company.
We have since built a growing portfolio of commercial and residential properties, which remains a core focus of our strategy. This portfolio primarily consists of sites that we have developed and retained.
In 2022, we launched Rokform Capital, a private lender offering short term secured loans to developers and investors. After personally using bridging loans on our own projects, we recognised an opportunity to offer a better service to borrowers. By adopting a common-sense approach to underwriting and fees, we aim to provide greater certainty and speed, helping to complete deals faster and more efficiently.
In 2024, we expanded by launching Rokform Finance, a whole-of-market mortgage broker offering funding solutions for a wide range of property needs, including residential, buy-to-let, HMO, MUFB, commercial, bridging and development. Julian Lewis CeMap was appointed as a partner and director of the business, leading the division with his extensive experience. Having worked at Coutts, the NatWest Group, and London & Country Mortgages for over 10 years, Julian brings invaluable expertise following his graduation from UWE with a BA Honours degree in Economics.
